Who we are
A personal alternative to the larger practice
Ashstep Surveys was established to provide commercial property owners, investors, landlords, tenants and developers with something that can often be difficult to find in larger surveying practices — direct access to an experienced surveyor, responsive service, clear advice and a personal approach.
Based in Cheltenham and operating throughout Gloucestershire and the surrounding region, Ashstep Surveys provides Commercial Building Surveys, Pre-Acquisition Surveys, Schedules of Condition, Dilapidations Advice, Project Management and Drone Roof Surveys.
Every instruction is handled with the same objective: to provide practical, professional advice that helps clients make informed property decisions while receiving a level of service that is both personal and efficient.
The founder
Meet Ashleigh Stephens
Ashstep Surveys was founded and is led by Ashleigh Stephens, an experienced Building Surveyor with more than 19 years of experience across the commercial property, consultancy, social housing and property investment sectors.
Throughout his career, Ashleigh has worked for private consultancies, commercial property investors, local authorities and national organisations, giving him a broad understanding of the challenges faced by property owners, occupiers, investors and developers.

Ashleigh's career has seen him hold senior surveying and management positions across a wide variety of organisations.
Years across commercial property, consultancy and investment
Capital works and fire compartmentation schemes led
Building safety & remediation projects as Employer's Agent
Most recently, he worked as a Senior Building Surveyor for one of the UK's largest privately owned commercial property investment companies, undertaking work across shopping centres, industrial units and commercial investment properties. During this role he led major capital works projects, including fire compartmentation schemes with budgets exceeding £1 million, concrete remediation projects and dilapidations works on commercial assets.
Prior to this, he held senior positions within private practice where he managed teams of surveyors and architects while overseeing commercial surveying commissions, dilapidations matters, expert witness instructions and large-scale refurbishment projects.
His project management experience also includes acting as Employer's Agent on multi-million-pound building safety and remediation projects across the UK, coordinating consultants, contractors and stakeholders through the successful delivery of complex schemes.
Across nearly two decades in the profession, Ashleigh has successfully managed projects ranging from individual commercial properties through to major capital programmes worth many millions of pounds.

Why Ashstep Surveys Was Established
After many years working within larger organisations and consultancies, Ashleigh recognised that many clients wanted a more personal service.
While larger practices undoubtedly have their place, clients can sometimes find themselves dealing with multiple people throughout a project, waiting longer for responses or paying higher overhead costs. Ashstep Surveys was established to offer an alternative.
